No 1 Knightsbridge is an office building constructed in 1989 that has recently undergone refurbishment to revitalise its use in the office market, through a refresh in design and by upgrading it to meet the latest BCO recommendations and to provide a minimum 15 years’ additional life.

The building provides approximately 121,000 ft² NIA of Grade A office space and boasts glorious views across Hyde and Green Parks from extensive windows on all aspects, which further contributes to well-being through the benefits of generous daylight penetration.

A striking five storey central atrium creates a vibrant, warm and welcoming space within the core of the building. Artificial lighting is DALI controlled and daylight linked to promote significant energy savings and take advantage of the high levels of daylight contribution.

AECOM worked closely with Hutchison Kivotos Architects & Interior Designers – March & White Design, developing all aspects of the Architecture, Interiors and Lighting designs together to create a visually interesting, energy efficient and welcoming spaces throughout the building.

Along with creation of floors with large CAT A design to accommodate tenants, the refurbishment introduces feature elements which include:

– New bronze finish exterior entrance portal
– A warm welcoming reception area and fireplace lounge
– Creation of a statement Club Lounge using a large feature pendant in the central atrium
– Small and large open roof terraces
– Unisex Superloos
– Lift lobbies
– New basement bike hub with showers and changing facilities
– New exterior plaza area retaining existing trees adding seating, gentle building uplighting and a new feature green wall

Design philosophies focus around creating a warm 2700 / 3000K heart of the building in the Reception & Atrium Lounge areas plus Superloos, complimented by a more focused 4000K light output in CAT A fit out areas.

All lighting was specified and supplied as new so that current technology advances could be utilised to gain the array of sustainability credits listed below whilst satisfying Part L, CIBSE SLL and the BS EN guidelines. Some existing MEP services were retained to ensure Client best value for money.

Sustainability achievements include:

– WELL – Gold
– BREEAM – Excellent
– Use of 100% Sustainable, legally sourced timber
– Having a highly efficient MEP plant producing EPC B Rating
– All electric MEP/HAVC systems with expectation of zero carbon emissions in operation
– Low embodied carbon redevelopment
– Diversion of 99% of waste from landfill during the strip-out
– Use of water efficient sanitaryware providing 40% reduction in potable water consumption
– Contribution to ecology enhancement through the retention of existing tress, planting to terraces and green wall to the external arrival area

Photographs had to be taken prior to furniture being installed and whilst some works were still being completed, due to [d]arc awards submission deadline being just before full site handover.
